Why Homeownership Matters – and How to Achieve Homeownership in Today’s Market

            June is National Homeownership Month – and homeownership is a huge accomplishment. There are a multitude of emotions that come with the path to homeownership, and we are here to make your journey seamless. Here at Peoples, we recognize that homeownership is personal – meaning it’s not just a business transaction.  We are excited to share a personal story of homeownership – with a couple who worked with us at Peoples to obtain their mortgage.

Meet Adriana and Cori, a – recently married – power couple, located in Phoenix, Arizona. Adriana and Cori shared how and why they became homeowners during an unpredictable housing market. Adriana and Cori believe that it was vital for them to buy a home – and you will find out why.

Homeownership is an asset – financially AND personally. Adriana and Cori believe that homeownership is important because they felt that rent was (and still is) skyrocketing out of control – and they questioned why they would continue to pay a mortgage for an apartment instead of getting a real mortgage. The monthly cost for their 700 square foot apartment was roughly the same as it was for a mortgage on their new home. Now Cori and Adriana are paying roughly the same for their house that they were paying for their apartment.

Stan Morris

Stan is the CEO, President, and Founder of Peoples Mortgage Company. Stan has been in the mortgage industry for 50 years as of January 2022. Stan enjoys working in the mortgage industry, and he loves originating loans. He believes that keeping his finger on the pulse in the mortgage business is vital to the company’s success. Stan believes in the saying that “you will get more bees with honey than with vinegar”, meaning that it’s better to treat others well and in return you and everyone around you will benefit. Stan Morris is an active member of the Tempe, Arizona community. Stan has served on the boards of organizations such as the Tempe YMCA and the Tempe Community Council. Stan served as President of the Arizona Mortgage Bankers Association and the Tempe Diablos, a nationally recognized community service organization.

Anders Striemer

Anders has been with Peoples Mortgage Company as a Loan Originator for 2.5 years. He has been originating loans for a total of 12 years. Anders is passionate about mortgage because he shares the excitement of accomplishing homeownership with his clients and their incredible realtors. Anders values integrity in leadership above all else. In his free time, Anders enjoys composing, drawing and creativity.

Andy has been in loan origination for 22 years, and he has been with Peoples Mortgage Company for 9 years. Andy loves the challenge that the mortgage industry provides. He says that to be successful in this industry, you must be on top of your game every day. Andy says that “There is a lot of responsibility that comes along with what we do… our clients are depending on us for the best advice and council to make the right decisions; our referral partners depend on us to deliver on our promises”. Becky Patton

Becky has been in loan origination for 8 years and has been with Peoples Mortgage for 3 ½ years. Becky enjoys helping clients achieve financial and personal goals of homeownership and being the person that they trust to guide them through major, life changing transactions, including purchases and refinancing. Becky values working alongside professionals who truly believe “it’s all about the people”. Becky believes that PMC (Peoples Mortgage Company) Leadership creates a positive and fun working environment and constantly encourages collaboration with every department to ensure continued growth in process, product, and services. In her free time, Becky enjoys wine tasting, hiking, and training her dog, Dean!

Bill Geis

Bill has been in loan origination for over 30 years and has spent 13 of those years at Peoples Mortgage Company as of March 2022. Whether it be a first-time homebuyer, or someone purchasing their fifth home, Bill enjoys working with the client in setting a path to accomplish getting them into their new home. A home purchase is important, and Bill alleviates the stress by helping his clients feel at ease and ensure them that they’re in good hands. Bill values hard work and believes that success is a direct result of drive and tenacity. In his free time, Bill enjoys golfing, hiking, fishing, traveling with friends and family. He also enjoys spending time in the mountains and at the beach!

Brendan Bracken

Brendan has been in loan origination for about 24 years and has been with Peoples Mortgage since 2013. Brendan loves to break down barriers to homeownership and maintain relationships with his clients to serve them on their next transaction. Brendan values being an active leader, where he is putting in the work and not just delegating work. Brendan enjoys boating on the San Diego Bay, watching SD Padres games and spending time with his wife and 5-year-old son, Brodi.

Brant Serchen

Brant has been in loan origination and has been with Peoples Mortgage Company for 5 years. Brant and his team enjoy working with a strong network of referral partners to help their clients obtain the dream of homeownership and secure a critical piece to financial freedom. Brant values leaders who communicate expectations clearly, provide tools needed for success and who lead by example. Brian Cohrt

Brian has been in loan origination and with Peoples Mortgage for 3 years. Brian got into the mortgage industry when homes appreciated quickly and rates were low, which helped Brian with his success. Brian has helped several hundred people into homes in a short period of time, and these people now have very manageable mortgage payments and a good majority have huge amounts of equity in their homes. Being in mortgage is an important job with a lot of responsibility and there’s not much that Brian doesn’t enjoy in his role. Brian values transparency and accessibility in leadership, which he says happens often at Peoples Mortgage. Brian believes that Peoples Mortgage has been around a long time due to the trickle down of good leadership. In his free time, Brian enjoys spending time with family, going to good restaurants, watching the Suns play, snowboarding, playing basketball and staying active and healthy!

Brian Gething

Brian has been originating loans for about 15 years and has been with Peoples Mortgage for 6 years. Brian enjoys getting to help educate people about investing in real estate and building long-term wealth. Many of his clients have purchased several homes with him over the years. Brian likes to take the relationship approach and treat his clients as he would his own friends and family; so many lenders can make the mortgage process feel like just a transaction when it should feel like an investment working with professionals they trust. In leadership qualities, Brian values integrity, being available, setting proper expectations and being honest with employees. In his free time, Brian enjoys golfing.

Carrie Hughes

Carrie has been in loan origination for 20 years and has been with Peoples Mortgage for 10 years as of March 2022! Carrie values building relationships with clients and partners, while helping people achieve their homeownership dreams and having the opportunity to create new memories with their loved ones in their new homes. She helps her clients set up their future with one of the biggest investments they can make – homeownership. Carrie enjoys being outdoors – at the pool, the lake, razor rides and watching her kids play baseball!

Cesar Munoz

Cesar has been working in mortgage lending and with Peoples Mortgage for 7 years. Cesar is passionate about mortgage because he has the ability to help make someone’s dream of homeownership come true. It does not matter if it’s a first-time homebuyer, a multiple homebuyer, who the person is or what their situation is. It only matters that he can help them become a homebuyer. In terms of leadership, Cesar values creating an environment of support and to assist in pushing through barriers to get answers to help find ways to make homeownership possible, especially in tough situations. Cesar says he has been fortunate to be led by many great leaders that don’t take no for an answer, and this has helped shape and guide the way he runs his business to create success. In his free time, Cesar travels a few times per year and enjoys exploring the world.

Chad Fonagy

Chad has been originating loans for 13 years and has been with Peoples Mortgage Company for 6 years. Chad is passionate about mortgage because he helps people achieve the dream of homeownership and he enjoys working with his childhood friends at Peoples Mortgage. Being in the mortgage industry, Chad doesn’t take for granted the immense responsibility his clients entrust in him to be the best steward for their home acquisitions. Ron Duranti

Ron Duranti is the E.V.P. of Sales and a Loan Originator. Ron has worked in the mortgage industry for over 21 years and joined the Peoples Mortgage family in 2000. Ron focuses his energy on connecting with his colleagues and clients and following the company’s philosophy of treating people as family. Ron still originates loans along with fulfilling his role as Executive Vice President of Sales – continuing his work in originating loans helps Ron to remain knowledgeable on the current events happening in the mortgage industry and to assist his colleagues as needed. Ron values respect and kindness in leadership. Ron has served on the Board of Directors for both MASD (the Mesa Association of Sports for the Disabled) and the civic organization, the Mesa Hohokams. Ron helps to run spring training for the Chicago Cubs and Oakland A’s and raises money for the youth sports programs in the East Valley. Ron has been involved with the Special Olympics since 1992 – and he spearheaded their unified golf program in 1992– the first golf program for the Mesa Association of Sports for the Disabled. Ron also served on the fundraising committees for Phoenix Children’s Hospitals Camp Rainbow.

Barbie has been the Team Lead of Outsourced Underwriting for 1 ½ years and has been with Peoples Mortgage Company for nearly 5 years. Barbie believes that leadership is the ability to see a vision and have the directive to accept the role and responsibility to complete the mission in which you train and empower others around you. A true leader not only directs the way to get the job done, but they also provide their team with all the tools and support required to complete the job. A leader focuses on meeting their goals and helps others to achieve theirs along the way. Barbie appreciates the people she works with. Peoples is a business, but it also feels like a work family. Barbie feels blessed to work with people whose knowledge and skills keep them in the forefront of the industry. April Conti – Senior Director of Marketing and Technology

April has been with Peoples Mortgage Company for 19 years. April started as a loan officer and worked her way up through the marketing department. She landed the role as Senior Director of Marketing and Technology in 2020. April values leadership that encourages collaboration and ingenuity. April appreciates working with Peoples because the company culture is the greatest part. April’s most recent success was being named a 2021 #NEXTPowerhouse Award Winner! Jennifer Deroian – Appraisal Department Manager

Jennifer has been the Appraisal Department Manager for 4 years and has been with Peoples Mortgage Company for 5 years. One of the biggest leadership qualities that Jennifer values is integrity. Being true to yourself as well as your co-workers and peers is one of the most important qualities a leader should embrace. Jennifer appreciates that Peoples is one of the most employee/family-oriented companies she has ever worked for. It is a place you can truly call home away from home. In being here for 5 years, Jennifer has had the opportunity to not only be a part of a great leadership team. She has also had the pleasure of calling some of them her mentors. Summer Edmonds – Director of Branch Support

Summer has been the Director of Branch Support for 2 years and has been with Peoples Mortgage Company for 11 years! Summer values communication and trust most in terms of leadership values. She appreciates the opportunities that she has had over the years to be able to work closely with and provide support to different departments. A recent success for Summer is that she was able to work closely with other leaders in the company to roll out an exciting new program. In her free time, Summer enjoys reading and camping!

Christina Guerin – Underwriting Team Lead

Christina is the Underwriting Team Lead for the Non-Standard Department with Peoples Mortgage Company. Christina has been with PMC for 8 years! Christina appreciates the feeling of family that is shown at PMC, and in terms of leadership, she values empathy, transparency and integrity. A recent accomplishment for Christina is that she recently closed on a condo at Pike Place Market in Downtown Seattle and she looks forward to renovating and furnishing it. In her free time, Christina enjoys spending time with her husband, three adult sons and their wives. She also enjoys going to Pinetop and vacationing in Key West.

Kathryn “Katie” Klauss – Senior Vice President of Operations

Katie has been the Senior Vice President of Operations for 10 years and has been with Peoples Mortgage Company for a total of 20 years. Katie believes a leader should have integrity and be able to keep promises and fulfill expectations. She believes a leader should empower others to act and support employees through a shared vision and clear communication. Katie appreciates that Peoples Mortgage feels like a family and that they can have so much fun with each other. It’s about more than just the work. A recent success for Katie was getting through the volume of 2020 and 2021 while in the midst of a global pandemic. It’s something to celebrate! She also loved rolling out e-closings since it’s a new and innovative way to do a process that has been the same for decades. In her free time, Katie enjoys hiking, paddle boarding, reading, and spending time with family and friends!

Lyndsay Magre – Director of Marketing

Lyndsay has been the Director of Marketing for 2 years and has been with Peoples Mortgage Company for 5 years! Lyndsay values empowerment, trust, and communication in leadership. Lyndsay appreciates that Peoples is a place where you feel valued for what you bring to the organization, and it is a huge reason why she works here. Lyndsay took on the role of Director of Marketing at the very beginning of COVID and she was able to keep the marketing team running and maintained a positive atmosphere throughout. Rachel McHugh – Branch Support Manager

Rachel has been in her role as Branch Support Manager since 2019 and has been a part of the Peoples Mortgage family for 6 years. Previous to working at the corporate office, she worked at one of the PMC branches. Rachel values helping her team succeed and watching them grow and develop in their own professional careers makes her role rewarding. Many of her team members are very young, and she feels honored to play a part in helping them to navigate their goals. Peoples Mortgage Company feels like a family, and Rachel feels that her voice is heard, and that her hard work is appreciated and recognized. A recent success for Rachel is the rollout of the Underwriting Accelerator Pilot Program. Working with many of her colleagues on a quick timeline was incredible to be a part of. Amy NashDirector of Underwriting

Amy has been the Director of Underwriting since 2015 and has been with Peoples Mortgage Company for 9 years. Amy values leaders who can transform a company’s culture so that it allows individuals to thrive by being passionate about their company and their leadership role within it. A good leader is constantly learning so that they can find opportunities and seek input from others to improve quality of the company. Leaders that have integrity gain respect and trust. Amy appreciates the people she works with at PMC. A recent success for Amy has been being elected on the board for a fourth term with Arizona Mortgage Lending Association supporting education. Kimberly “Kim” NevarezDirector of Learning & Education

Kim has been the Director of Learning & Education for about 7 years and was previously the Processing Manager. Kim has been with PMC for a total of 12 years. Kim believes that strong leadership is a crucial skill necessary in all organizations for individual growth as well as the growth of the organization. An organization with strong leadership is a win-win-win – the organization, employees and customers all benefit. Since PMC has employees all over the country, they have done in person as well as remote training for years. Therefore, PMC had remote learning dialed in before COVID, and as more people were working from home the past two years, PMC expanded its remote training successfully across the organization to maintain a level of personal and professional growth without losing momentum. The people Kim works with are a team – they all work together to help customers accomplish the dream of becoming homeowners. In her free time, Kim enjoys yoga, golf, and teaching personal finance to high school and college age kids.

Terrie WaitePost Closing Manager

Terrie has been the Post Closing Manager for 7 years and has been with Peoples Mortgage Company for almost 9 years. Terrie values trust, positive energy, and knowledge in leadership. Terrie believes that when a leader exhibits all the above traits, that it is a recipe for success on a team. Terrie also values communication and believes that as long as you have the vision for an organization that you are a part of, you can grow in your personal and organizational success. Terrie appreciates her team and the company culture at PMC. A huge success for Terrie is that she recently helped to build a team that knocked it out of the park the past few years despite the many challenges faced. In her free time, (until it is 150 degrees), Terrie enjoys playing golf, backgammon and completing projects around her house.

Looking to Buy a Second Home? Jump in Now Before Rates Go Back Up in April

There will be rising costs for second home loans starting April 1, 2022. The FHFA (Federal Housing Finance Agency) recently announced that they will be increasing fees on specific home loans, including higher upfront fees on some high-balance and second-home loans that are sold to Fannie Mae and Freddie Mac. These fees will increase the interest rates for borrowers on the above-mentioned loans.

What does this mean for you? If you are planning on buying a second home, or if you plan to buy a home with a high balance loan, now is the time to make that purchase before the fees are implemented in April to save money.
According to the FHFA, “In April, upfront fees for high balance loans will increase between 0.25 percent to 0.75 percent, tiered by loan-to-value ratio. Fannie Mae and Freddie Mac refer to these mortgages as high balance loans and super conforming loans, respectively. For second home loans, upfront fees will increase between 1.125 percent to 3.875 percent, tiered by loan-to-value ratio”.


When the FHFA announced the upcoming added fees on second home and high balance loans on January 5, 2022, the “NAHBNow” explained that, “[U]nder the plan announced today, the buyer of a second home with a $300,000 mortgage loan amount and loan-to-value ratio of 65% will pay an additional fee of $4,875 if their mortgage is acquired by Fannie Mae or Freddie Mac. Prior to the effective date of today’s announcement, the same buyer would pay no additional fee for the comparable mortgage”. You can read more on the details by following this link.


If you are looking to purchase your first home, and you qualify for affordable housing, the existing pricing for certain affordable housing programs remain the same and won’t be affected by the increased interest rates on second home purchases and high balance loans. The increasing costs for second homes and high balance will, in effect, assist the Enterprises in increasing affordable homeownership opportunities for first time home buyers. Why Should I Refinance My Home?

What is refinancing?

You’ve heard of refinancing, but what is it? Refinancing is when you receive a new loan that revises and replaces the terms of an existing loan. Refinancing is ideal when you can lower your interest rate, monthly payment, and/or shorten the term of your loan. It’s often referred to in shorthand as a “refi”.

When interest rates drop, homeowners often look to refinance their home. Most experts agree that if you plan to be in your house for a least 18 months and you can get a rate at least 2% less than your current one, refinancing makes sense. According to data from 1994 to 2020 from Freddie Mac, the average time a borrower has had a mortgage before refinancing is 4.2 years.

Refinancing potentially allows you to:

  • Reduce your monthly mortgage payments with a new, lower interest rate
  • Consolidate credit cards, loans, or other debts to a lower interest rate
  • Finance home renovations, weddings, vacations, or other large expenditures by using the equity in your home

Refinancing terms that can change include:

  • Switching from an adjustable rate mortgage (ARM) to a fixed rate mortgage
  • Changing the duration of the loan
  • Lowering the interest rate

Refinancing includes a similar process to that of when borrowers first receive a home loan. The borrower’s credit and financial situation will be re-evaluated.

According to Freddie Mac, the typical refinance loan in 2020 was for about $300,000, with the typical borrower lowering their rate to 3.1% from 4.3%. The average annual mortgage payment savings for borrowers who refinanced in that year varied by location but were significant in cities such as San Diego ($3,624), Denver ($2,894), Phoenix ($2,547), and Tampa ($2,482).

Peoples Mortgage’s Cesar Munoz Announced as NAHREP 2021 Top 250 Latino Mortgage Originator Award Winner

TEMPE, Ariz. – June 1, 2021 – The National Association of Hispanic Real Estate Professionals (NAHREP®), in association with Radian, released its seventh annual Top 250 Latino Mortgage Originators Report recognizing the top producing Latino mortgage professionals across the United States. The report ranks individual originators based on both number and dollar volume of transactions.

Among the nation’s top mortgage originators was Cesar Munoz of Peoples Mortgage Company, who was noted as number 133 on the Top 250 list for achieving 184 closed mortgages during the 2020 calendar year.

“NAHREP salutes the Top 250 Latino Mortgage Originators in the country on their success and hard work,” said 2021 NAHREP President Sara Rodriguez. “The success of the housing market helped keep the nation out of a full-blown economic depression, and the dedication of these mortgage professionals was a big reason.”

The Top 250 Latino Mortgage Originators Report was compiled via a self-nomination process reflective of total mortgages closed during the 2020 calendar year, verified by NAHREP and the nominee’s respective companies. The honorees will be recognized at an in-person event this fall.
